• I evaluate current market conditions with regard to inventory, days on market, and other relevant indicators.

• I evaluate previous sales in your neighborhood and zip code.

• I consider potential marketing strategies given the specifics of your property and work with our in-house Marketing Department, to create a marketing program designed to provide the maximum exposure and interest in your property.

The services you will receive from me, once you decide to list your home with me will include:

• I will help you determine the best selling price for your home by presenting you with a comparative market analysis based on similar properties in your community, with the desired end result to find a price that will attract a willing and able buyer in a reasonable time. Once this value is determined, you can decide on offering a price that will achieve your goals, but generally the price should not exceed the value by more than 5% or potential buyers may not even make an offers. Naturally, if you want to sell quickly, your asking price should be very near the value.  Keep in mind, realistic pricing will achieve a maximum price in a reasonable time and the market determines the price.

• I will suggest what you can do to get your home in top selling condition.

• I will develop with you a strategy to show your home that doesn't inconvenience you.

• I will enter your home in the Multiple Listing Service.

• I will implement a marketing plan, including: putting up a "For Sale" sign, ordering a virtual tour and professional photos, installing a lock box, preparing a property flyer/ brochure, placing advertisements with select national and international print outlets, placing advertisements on all the pertinent internet websites, arranging local real estate agents to tour your home and holding open houses when appropriate.

• I will talk with you to review progress periodically.

• I will advise you of changes in the market climate.

• I will present all offers to you promptly and assist in evaluating them.

• I will monitor progress toward closing when a contract is accepted.

• I will monitor the appraisal and buyers loan approval.

• I will immediately advise you of events that may threaten closing.

• I will coordinate and monitor the settlement process.
